I just had a bit more of a look round and it's even more stupid than it appears:

You're probably right about the realtor thing, but in Ontario there are strict rules about when and how a new owner can evict a tenant.I'd venture that if informed, it'd be something she'd be obliged to declare or risk her realtor's license. Also, there's nothing obliging a new owner to carry forward any renters if they don't feel like it
