Following the links, James Biden and his wife bought one acre of the approx 500 acre Water Island for $150,000 USD. Then it was subdivided and sold at profit. Joe Biden vacationed elsewhere on the island.
Oh, and the US military did own the island to protect a nearby sub base, being the well-known one over at St Thomas.

Nah all boats over a certain size have diesel engines, including mega yachts. It's the only fuel available in quantity at ports and marinas.

There seems to be a key point about submarines you fail to grasp.
ETA: The military base on Water Island was never finished. It was being built to protect a submarine base On St. Thomas. It never had submarine pens and was actually an Army post. The war ended before the gun emplacements intended to defend against motor torpedo and motor gun boats were finished. The Army used the site briefly, after the war to test chemical weapons on goats but those experiments ended and the Army gave the island to the Department of the Interior.

I've been on many boats and a couple of ships, and they were all diesels.
